Parent/Child and Grandparent/Grandchild Exclusions

The process for filing Parent/Child Exclusions and Grandparent/Grandchild Exclusions is described on this page.
Prior to Completing this Claim Form
Parent/Child Exclusions
Children can inherit their parent's property and parents can inherit their children's property without a property tax increase. The executor of the estate should notify the assessor's office promptly to ensure timely processing of a parent/child exclusion from reappraisal.
Grandparent/Grandchild Exclusions
California State law allows property to be excluded from reappraisal when transferred between grandparent to a grandchild, providing that a Claim for Exclusion from Reappraisal form is filed and approved by the Assessor's Office. This exclusion is available only when both parents of the eligible grandchildren are deceased.
Please have electronic copies of all documents related to this transfer before beginning:
  • Entire Trust along with all Amendments, if applicable
  • Court Papers
  • Wills
  • Death Certificate
  • Marriage Certificate (for Grandparent to Grandchild transfer only - only if surviving parent has remarried - see Section C, 2c)

Instructions on Adding Attachments to the Claim Form (Second Form)
Any attachments that are required should be attached during the claim form process. Once you have filled out the claim form and submitted it for signing, a SECOND form will appear where you can add attachments. There are two methods that can be used to add attachments on this second form:
  1. Use the Add Attachment button - within the claim form, click on the "Add Attachment" button to add each attachment to the form.

  2. Use the Adobe Navigation Pane - on the left side of the claim form screen, there is a set of icons used for navigation. The paperclip icon is used to add attachments. Click on the paperclip icon and the attachments pane opens up. Use the paperclip icon with the plus sign to add attachments to the list of attachments.

Instructions on Electronic Signatures
Each transferor/seller is required to sign the claim form. Signatures are collected elecronically through a link sent via mail. Therefore, a valid email address and internet access is required for each Transferor(s)/Seller(s).
Printing the Claim Form
To print the Claim form, use the print button:

Browser Considerations
  1. Microsoft Edge/Firefox: When prompted, save/open the claim form. Note that opening the form may take several seconds (up to 20 seconds).
  2. Google Chrome: when the document is downloaded, use "Show in folder" to find the downloaded form and then open it to fill it in. If the option to "Always open in Adobe Reader" is already enabled, then the PDF form will open directly in Adobe Reader.
  3. Microsoft Internet Explorer: If the Adobe PDF Reader add-on is activated for your browser, then the form will open in the browser. If this is the case, please save the file locally and then open it to fill out the form. The form will not submit properly from the browser session.
